Population: 79,100 Area: 27.7 Square Miles 

Commute Times: Hartford: 60 Minutes; JFK Airport: 75 Minutes; Manhattan: 60 Minutes; Stamford: 20 Minutes; White Plains, NY: 30 Minutes  

Schools: 12 Elementary Schools, 4 Middle Schools, 3 High Schools  

Recreation/attractions: Public Parks and Beaches, Tennis, Public and Private Golf Courses, Yacht and Boat Clubs, South Norwalk Seaport (SONO), Norwalk Museum, Maritime Center.

Norwalk is an exciting blend of lovely residential neighborhoods, thriving commercial and industrial enterprises and exciting cultural and artistic activity. 

The panoramic scenery of the rivers and Long Island Sound are important parts of the appeal of Norwalk, both as desirable settings for residences and as sources of recreation. Luxurious seaside homes grace the coast of the Sound at Wilson Point, historic restorations are found along the banks of the rivers and a fine collection of traditional and contemporary houses are scattered throughout East Norwalk and West Norwalk, Rowayton and Silvermine. Excellent town parks and an active recreation department offer a wide range of leisure and sporting events. 

The superior marine facilities of Norwalk also provide valuable employment to residents as part of the lively tourist trade. Additional business and industrial opportunities include corporate offices, high technology research and development and a variety of manufacturers. Commercial and cultural establishments also abound in town, particularly in the revitalized South Norwalk Seaport district (SONO). Nostalgic nineteenth century buildings have been restored to house a select group of galleries, restaurants and shops. The Maritime Center delights visitors of all ages with an aquarium, entertaining marine exhibits, seamanship courses and an IMAX Theater. The renowned SONO Art Show is held at the Seaport each year. 

Additional points of interest include the Norwalk Museum and the 1846 Lockwood-Mathews Mansion, which feature impressive collections of period art and Americana, and the Silvermine Guild Arts Center. The Norwalk Symphony performs throughout the year.

The process of guiding a home sales transaction is in reality more complex than many people realize. When qualified buyers present an offer on your home, it might seem that the deal is done, but this is only the beginning of the negotiations process. Ideally, this aspect of the transaction culminates in a meeting of the minds. At no point can the real estate agent just sit back and relax, because the "glue" that holds each transaction together is subject to a variety of factors and forces that may cause the deal to fall apart.

We can only hope that there are no surprises during the home inspections. We have to presume that the appraiser will think the house is worth as much as the buyer and seller do, but this is never guaranteed. As the buyers make their loan application, we cross our fingers that the credit report reveals they always pay their bills on time.

Rarely is a transaction completed without a few problems. A real estate agent's professional skills come into play primarily during the time between contract ratification and the closing.
